Madrid Nuevo Norte is one of Europe's largest urban regeneration projects, transforming 560 hectares of disused industrial land into a sustainable business district. Led by Distrito Castellana Norte (BBVA 76%, Merlin Properties), it features Spain's tallest skyscraper (~330m), 1.5 million sqm offices, 10,500 homes (20% affordable), and a 145,000 sqm urban forest.
The masterplan by RSHP (Rogers Stirk Harbour + Partners) with RH Estudio emphasises sustainable mobility via expanded Chamartín station, three metro stations, and cycle paths. The Central Park by WEST 8 with Porras Guadiana anchors public space.
Estimated at €6–8.7 billion over 20–25 years, starting mid-2026, the project aims to generate 241,700–350,000 jobs and dramatically cut emissions.
